By making a booking, entering into a storage arrangement, or placing items into a storage unit, the customer confirms that they have read, understood, and accepted these terms. The purpose of this document is to explain how a Forestgate Storage booking is formed, how charges are paid, what happens if a booking is cancelled, and what responsibilities apply in relation to stored goods, waste, and lawful use of the premises.

These terms are intended to be read alongside any booking confirmation, site rules, inventory notes, or account information issued during the course of the service. In the event of any inconsistency, the specific booking details may apply first, followed by these storage terms and conditions. Nothing in this document affects rights that cannot be excluded under UK law. For clarity, references to customer, you, and your mean the person entering the storage agreement, whether as an individual or on behalf of a business.

Updated terms will apply from the date stated in the revised version or, where required, after notice has been given. Continued use of the storage service after changes have been introduced will be treated as acceptance of those changes.

1. Booking Process

A booking for Forestgate Storage is made when the customer submits a request, provides the required information, and receives confirmation that space is available. The booking process may require details such as the customer’s name, address, contact information, the intended use of the unit, and the approximate type or quantity of goods to be stored. The provider may refuse or cancel a booking where the requested use is unsuitable, unlawful, unsafe, or inconsistent with site rules.

Before access is granted, the customer may be asked to verify identity and confirm authority to store the items concerned. Where the customer is acting for a company, partnership, or other organisation, the person making the booking confirms that they are authorised to bind that entity to these self-storage terms. A booking does not create a guarantee that a particular unit size will always remain available, unless expressly stated in writing.

If circumstances change, including the nature of the goods or the intended storage period, the customer should notify Forestgate Storage promptly. Any booking made on behalf of another person must be disclosed, and the named customer remains responsible for compliance with these terms even if someone else accesses the unit with permission.

2. Access, Use, and Customer Responsibilities

The customer is responsible for the proper use of the storage unit and for ensuring that the unit is kept locked when not in use, unless a different arrangement has been agreed. Access may be limited by opening hours, security controls, maintenance requirements, or emergency situations. Forestgate Storage may temporarily restrict access if necessary to protect health and safety, carry out inspections, prevent damage, or comply with legal obligations.

Customers must use the unit only for lawful storage of goods and may not use the premises as living accommodation, a workplace, a retail outlet, or for any activity that creates nuisance, danger, or breach of regulations. The customer must not store any item that is prohibited under these storage terms and conditions, local site rules, or applicable law. The customer is also responsible for ensuring that items are packed, labelled, and protected appropriately for storage conditions.

The customer must inspect the unit and goods regularly, especially where the storage period is extended. Any suspected damage, leak, infestation, fire risk, or unauthorised access should be reported as soon as reasonably possible. The provider may enter a unit in an emergency or where permitted by law, for example where there is a suspected hazard, a risk to adjacent units, or a need to protect the premises or other customers.

3. Payments and Charges

All fees payable under a Forestgate Storage agreement must be paid in accordance with the invoice, booking confirmation, or other payment instructions issued by the provider. Charges may include storage rent, deposits, administration fees, late payment charges, cleaning fees, removal costs, lock replacement costs, and any reasonable expenses incurred because the customer has failed to comply with these terms. Unless stated otherwise, fees are due in advance.

Forestgate Storage may revise charges on reasonable notice, particularly where the rental period is extended or where operational costs change. The customer remains responsible for paying fees up to the date on which the storage agreement ends and the unit is vacated. Partial payments do not waive any right to recover the remaining balance, and no set-off or deduction may be made unless required by law or expressly agreed in writing.

Failure to make payment on time may result in access being suspended, the lock being changed, or the account being escalated in line with the provider’s recovery process. Interest, recovery costs, and administration charges may be applied where permitted by law and set out in the booking terms. Any amount owed to Forestgate Storage must be paid in cleared funds, and the customer remains liable until the full balance has been settled.

4. Cancellations, Early Termination, and Refunds

The customer may cancel a booking before the storage period begins, subject to the cancellation policy stated at the time of booking. Where a deposit or advance payment has been taken, the amount refundable, if any, will depend on the timing of the cancellation and whether any non-refundable fees have already been incurred. If the customer cancels after the agreement has started, storage charges will usually remain payable for the notice period or minimum term stated in the booking.

Forestgate Storage may terminate or suspend the agreement immediately where the customer breaches these terms, fails to pay, stores prohibited items, misrepresents the nature of the goods, or creates a safety or legal risk. In such circumstances, the provider may require the customer to remove goods promptly and may impose reasonable charges for any additional handling or security measures. Termination does not affect rights or obligations that have already arisen.

If the customer leaves goods in the unit after the agreement has ended, the provider may treat those items in accordance with the applicable contract terms and lawful recovery procedures. The customer should ensure that the unit is fully emptied, cleaned, and returned in a condition suitable for re-use. Any keys, access devices, or security items issued by Forestgate Storage must be returned where required.

5. Liability, Insurance, and Risk

Forestgate Storage does not act as an insurer and is not responsible for verifying the adequacy of insurance obtained by the customer. The customer should ensure that any policy covers loss or damage caused by theft, fire, flood, escape of water, accidental damage, vermin, or other risks relevant to storage.

Nothing in these Forestgate Storage terms limits or excludes liability for death or personal injury caused by negligence, fraud, fraudulent misrepresentation, or any other liability that cannot legally be excluded. Subject to that, the provider will not be liable for indirect loss, loss of profit, loss of business, loss of goodwill, or any consequential losses arising from the storage arrangement. The provider’s liability for direct loss will be limited to the extent required by law and, where lawful, to the reasonable value of the affected goods or the amount specified in the booking documentation.

The customer accepts that storage involves ordinary risks, including deterioration arising from the nature of the goods, insufficient packaging, or improper declaration of contents. Forestgate Storage is not responsible for damage caused by inherent defects, moisture-sensitive materials, perishable items, live plants, pests introduced with stored goods, or items that are not suitable for storage in the environment provided. The customer must not store anything requiring specialist temperature, humidity, or security conditions unless such arrangements have been expressly agreed in writing.

6. Waste Regulations and Prohibited Items

All customers must comply with applicable UK waste laws and must not use the storage unit or surrounding premises for the deposit, abandonment, or disposal of waste except where expressly permitted. The customer remains responsible for removing all unwanted packaging, broken items, leftover materials, and rubbish from the unit at the end of the agreement. Forestgate Storage may charge for removal, segregation, cleaning, or disposal of waste left behind.

The customer must not store hazardous, illegal, or regulated materials unless such items are specifically allowed and all legal requirements have been met. Prohibited items may include, without limitation, explosives, firearms, ammunition, chemicals, toxic substances, stolen goods, unauthorised controlled drugs, radioactive materials, contaminated waste, and items that emit strong odours or pose a fire, leakage, or infestation risk. Where the customer is in doubt, they must seek confirmation before storage.

If the provider discovers waste or prohibited materials in a unit, it may take steps permitted by law to secure the item, remove the hazard, notify the appropriate authorities, or arrange lawful disposal. The customer will be responsible for all associated costs and any resulting claims or penalties arising from their breach. These storage terms and conditions do not permit the customer to use the facility as a waste transfer point or disposal site.

7. Indemnity, Default, and Site Protection

Waste compliance and prohibited items notice for storage customersThe customer agrees to indemnify and keep indemnified Forestgate Storage against losses, costs, claims, damages, and expenses arising from the customer’s breach of contract, unlawful conduct, negligence, or failure to comply with site rules or legal duties. This includes claims made by third parties where those claims result from the customer’s actions, the nature of the stored goods, or the customer’s misuse of the premises.

If the customer is in default, the provider may exercise rights available under the agreement and applicable law, including restricting access, moving goods where necessary for safety, retaining goods where a lawful lien or other right applies, and pursuing unpaid sums. Any steps taken will be reasonable and proportionate in the circumstances. The customer remains responsible for all outstanding charges until the account is closed in accordance with these terms.

Forestgate Storage may inspect, relocate, or isolate items where needed to protect the premises, maintain security, or comply with legal obligations. However, the provider does not accept responsibility for verifying the contents of a unit or for detecting latent defects in stored items. The customer should therefore maintain their own records of what has been placed into storage, along with proof of ownership and value.

8. Governing Law and General Provisions

These storage terms and any dispute or claim arising out of or in connection with them shall be governed by the laws of England and Wales unless mandatory law provides otherwise. The parties agree that the courts of England and Wales shall have jurisdiction over any dispute arising from the agreement, subject to any applicable consumer rights or statutory protections. If the customer is based elsewhere, these governing principles will still apply to the extent permitted by law.

If any part of these terms is found to be unlawful, unenforceable, or invalid, that part shall be treated as deleted to the minimum extent necessary and the rest of the terms will continue in force. No failure or delay by Forestgate Storage in exercising a right shall operate as a waiver of that right. A person who is not a party to the agreement has no right to enforce any term unless such right is expressly provided by law.

These terms represent the standard service conditions for Forestgate Storage and are intended to create a clear, lawful, and practical framework for using the service. By storing goods at the facility, the customer confirms acceptance of the booking process, payment obligations, cancellation provisions, liability limitations, waste obligations, and legal controls set out above. The customer should keep a copy of these terms for their records and refer to them throughout the storage period.
